HOME EXTENSION DESIGN

Most people think they must engage an architect to prepare plans to extend or alter their home.  Not so.  Chartered Building Surveyors are both capable and experienced at preparing scheme drawings and securing:

  • Planning Permission
  • Building Regulations Approval

We’re able to provide budget priced drawings and submit all of the applications on your behalf, and can provide samples of our work.

Did you know that Planning Consent usually takes 3-4 months to secure from the date you first call us but then lasts for three years.  You can’t really get an accurate quote from a builder without agreed design, so contact us in the first instance We can design to suit your budget.

 

REFURBISHMENT MANAGEMENT

We offer a full project management service to discerning clients, from taking the initial client brief, preparing proposals and drawings, engaging other consultants and design team members on your behalf, inviting tenders, reporting and recommending contractors, and supervising your project on site right through to satisfactory completion and handover.

We have a proven track record of delivering quality projects, on time and within budget.

 

CONTRACT ADMINISTRATION

Expert in the engagement of Building Contractors on behalf of clients via JCT Building Contracts, which minimise the risks should the worst happen. 

The Contract Administrator’s role is to manage the quality of the work, formalise and certify design changes during the construction phase, cash flow forecasting, monitoring the final account, agreeing interim payments and valuations with the contractor, certifying completion, agreeing the final account, administering the Defect Rectification Period and monitoring snagging works.

 

MEASURED SURVEYS AND PLANS

Many projects start with a measured survey and the preparation of record drawings.  Building Sense can provide accurate measured survey drawings of existing building, and provide the drawings to you either digitally in AutoCAD or DXF formats, or more traditionally on paper sizes up to A0 – depending on your requirements.
